How Do You Get Your Property Marketed on the
MLS® System? - Well, you must enlist the services of a
licensed REALTOR®. "Why?" you ask. Well, in simple terms ...
Multiple Listing Services (MLS®)
- The MLS® system and the public web site known as www.REALTOR.ca was developed, built
and paid for over many years by the owners - Canadian Real Estate
Association (CREA) through its member boards and REALTORS®. It was
initially developed as a tool for REALTORS® to share listing information
with other REALTORS® so that they may provide comprehensive information
to their list of Buyers. It served to expose the Sellers listing
to many REALTORS® in essence putting every REALTOR® to work for the
Seller.
Going Public - CREA, its member
Boards and REALTORS® continued to develop their technology over many
years and when it was realized that a majority of the public had access
to the web, the decision was made to create a public web site now
known as www.REALTOR.ca. Thus the exposure for clients listed with a
REALTOR® was substantially increased and it allowed Buyers to shop at
their leisure.
Costs And Integrity - As you can
imagine, the cost and management of this Canada-wide system is
staggering. The cost, rules and regulations are the responsibility of
every REALTOR® and are imposed to safeguard the information and the
integrity of the MLS® system and resulting public web site.
Recent Changes - Recently, CREA
and its member Boards have modified the wording of its regulations to
allow REALTORS® to offer limited services to Sellers that would permit
them to place listings on the MLS® where the Seller wishes to sell 'For
Sale By Owner'. However, the Three Pillars of the MLS®
remain intact to protect and ensure the integrity of our MLS® system.
The Three Pillars are interpreted as:
- Only licensed members (REALTORS®)
may Broker Load listings on the MLS® system
- A listing REALTOR® must act as agent
for the Seller in order to post, amend or remove a property listing in
the MLS® system
- An offer of compensation of zero
offered to a cooperating REALTOR® is not acceptable
